1st Step.  Ordering Your Credit Report.

Ordering a copy of your credit report is the best place to start. Why? Because it's the first item each lender will review in an effort to finance your home.  Also, this gives you a chance to review all of the information in your credit file is accurate.

Studies have shown that many credit files contain inaccuracies that could affect your credit rating, and even lead to the rejection of a loan application. That's why reviewing your credit report beforehand may be a good idea, giving you time to dispute any items that may be the result of simple human error or a technical glitch.

During our pre-qualification stage, 3DS will review your credit report with you for the following items before we begin to search for the best possible program out there for you.

POINTS

Points are often called by different names -- such as loan discounts or origination fees -- but regardless of their name, they represent money which you -- the homeowner -- will be required to pay in order to get your mortgage loan. And the payment is usually up-front, in cash, at settlement.
Each point that you pay is equal to one percent of the mortgage loan amount. Example.  One point on a loan of $175,000 is $1,750. Lenders can charge as many points as they want, but at some level, the loan becomes usurious, and can represent what is commonly known as “loan sharking” or “predatory lending”.

Seller-paid points:

In real-estate remember everything is negotiable. Often times a potential buyer submits a sales contract to a seller, and asks the seller to pay closing costs towards the buyer’s fees.  This includes the seller giving cash credit at settlement, the seller paying some or all of the buyer’s closing costs, or the seller paying some or all of the buyer’s points.
